Home Inspections: A Necessity When Buying a House

When you have found the house of your dreams, you cannot be in the rush to just purchase it. You have to take the time to properly evaluate it, as it is also an investment as it is a home.

Examining the price and comparing it to what is being offered in the house is a given, but you will be examining it on what you can see, and if you do love the house, then your perception may be cloudy.

For this reason, we have home inspections.

When you have a home inspection, you will be hiring a home inspector to come and evaluate the house in question.

The only problem is, how do we find a good home inspector?

There are a lot of home inspectors out there, however that does not mean they are all honest and have your best interest in mind.

When selecting a home inspector always ensure that they have the proper certification for the job.

You then look for a home inspector that is associated with a professional inspection organization. This will help weed out the fakes.

Your real estate agent will probably recommend a home inspector to you, however it is not always a good thing.

Consider this, the home inspector and the real estate agent all stand at making something from you buying the house. The real estate agent will be making a commission, while the home inspector will have the possibility of getting more jobs from the real estate agent.

Your best bet is to ask for more than one recommendation. Anywhere from 3 – 5 home inspectors; this will help you select one that will have your best interests in mind.

Once you have settled on a few home inspectors, begin to properly examine them.

Examine their resume and ask any questions you might have.

Check their references, and find if they have had any problems with the home inspector and how their service was.

You should not be afraid to ask hard questions, remember, the home inspector will be helping you make this big decision. When it comes down to it, they can easily influence you decision, not to mention the price of the home.

If they find faults around the house, you can negotiate for a lower price, as you will have to fix those problems, or you might not want to purchase the house anymore because the problems will be too expensive to fix.

Home inspections are necessary to any purchase, and if you were not convinced before, I hope you are now, and will always get one done before you make your final decision.
