Muddy York Update – TREB Market Update – January 2010

The Toronto Real Estate Board released the January 2010 statistics for the GTA. The number of sales for the month of January was 4,986 in the GTA compared to 2,670 in January of 2008, representing an amazing 87% increase.

The number of days on the market decreased from 49 in 2009 to 28 in 2010 – a 43% change.

In the Central District of Toronto in January 2009, the average price was $517,846 and the median price was $385,000.  The average percent to list came in at 101%.  The average number of days on the market was 23 days compared to the GTA average of 28 days.

Overall, over $2,108 Million worth of real estate traded in the central core of Toronto during the month of January.

Muddy York Update – TREB Market Update – October 2009

trebThe Toronto Real Estate Board released the October 2009 statistics for the GTA. The number of sales for the month of October was 8,476 in the GTA compared to 5,155 in October of 2008, representing a 64% increase.

The number of days on the market decreased from 37 in 2008 to 26 in 2009.

In the Central District of Toronto in October 2009, the average price was $556,402 and the median price was $407,750.  The average percent to list came in at 101%.  The average number of days on the market was 20 days compared to the GTA average of 26 days.

Overall, over $913 Million worth of real estate traded in the central core of Toronto during the month of October.

Muddy York Update – TREB Market Update – Mid October 2009

trebThe Toronto Real Estate Board released the mid October 2009 statistics for the Greater Toronto Area.  The number of sales to date was 3,631 in the first half of the month compared to 2,700 in mid-October of 2008, representing a 34% increase.   The average price for the GTA was $353,772 mid-October of last year compared to $414,479 this year.

In the Central District of Toronto, the average price was $455,001 compared to $375,804 last year.  The number of sales to date was 1,489 compared to 1,140 in mid-October of 2008.  The year-to-date total sales are up 6% compared to last year with the average price up 2%.

The Toronto Real Estate Board released the September 2009 statistics for the GTA. The number of sales for the month of September was 8,196 in the GTA compared to 6,424 in September of 2008, representing a 28% increase.

In the Central District of Toronto in September 2009, the average price was $519,583 and the median price was $390,000.  The average percent to list came in at 101%.  The average number of days on the market was 23 days compared to the GTA average of 27 days.

Overall, over $779 Million worth of real estate traded in the central core of Toronto during the month of September.

trebThe Toronto Real Estate Board released the August 2009 statistics for the GTA. The number of sales for the month of August was 8,035 in the GTA compared to 6,318 in August of 2008, representing a 27% increase.

The number of days on the market decreased from 36 in 2008 to 30 in 2009.

In the Central District of Toronto in August 2009, the average price was $472,648 and the median price was $360,000.  The average percent to list came in at 99%.  The average number of days on the market was 26 days compared to the GTA average of 30 days.

Overall, over $658 Million worth of real estate traded in the central core of Toronto during the month of August.

Muddy York Update – TREB Market Update – Mid August 2009

trebThe Toronto Real Estate Board released the mid August 2009 statistics for the Greater Toronto Area.  The number of sales to date was 3,832 in the first half of the month compared to 3,019 in mid-August of 2008, representing a 27% increase.   The average price for the GTA was $373,844 mid-August of last year compared to $383,796 this year.

In the Central District of Toronto, the average price was $391,252 compared to $394,563 last year.  The number of sales to date was 1,465 compared to 1,192 in mid-August of 2008.  The year-to-date total sales are up slightly compared to last year with the average price down less than 1%.

Muddy York Update – TREB Market Update – July 2009

The Toronto Real Estate Board released the July 2009 statistics for the GTA and it is another record month for the second month in a row.

trebThe number of sales for the month of July was 9,967 in the GTA compared to 7,806 in July of 2008, representing a 28% increase.

The number of days on the market decreased from 33 in 2008 to 31 in 2009.

In the Central District of Toronto in July 2009, the average price was $499,201 and the median price was $363,950.  The average percent to list came in at 99%.  The average number of days on the market was 25 days compared to the GTA average of 31 days.

Overall, over $890 Million worth of real estate traded in the central core of Toronto during the month of July.

Muddy York Quick Tip: Smoke Alarms

In March of 2006, the Ontario Fire Code was amended so that it became a requirement to have a working smoke alarm on every storey of a residential buildling.  Included in this amendment was the requirement that smoke alarms must be installed outside all sleeping areas.  This requirement is applicable to all single family homes, semi detached homes and townhouses.  This requirement does not differentiate if the dwelling is owner occupied or tenanted.

Failure to comply with this Ontario Fire Code requirement would result in a fine of $235 and as much as $50,000 if the property is tenanted.

trebThe Toronto Real Estate Board released the mid July 2009 statistics for the Greater Toronto Area.  The number of sales to date was 4,437 in the first half of the month compared to 3,497 in mid-July of 2008.   The average price for the GTA was $379,072 mid-July of last year compared to $394,750 this year.

In the Central District of Toronto, the average price was $419,754 compared to $419,199 last year.  The number of sales to date was 1,703 compared to 1,369 in mid-July of 2008.  The year-to-date total sales are down 4% compared to last year with the average price just down 1%.
